The space
Our flat is located at the superior level of a little hight class villa, you will be amazed by the incredibly calm of the environnement, away from the noisy downtown roads. Bright and crossing, its wooded terrace, South oriented, is a real summer living who will give you a splendid view in the middle of the fields, on the Monts Veyrier and Semnoz, as well as a little insight on the Annecy Lake. Imagine yourself relaxing in a perfect calm, have your breakfast under the sun, in front of the nature, horses and montains... From the balcony of the first room, you will also be able to the magnificent side of Parmelan. You will enjoy the spacious rooms as well, the interior confort and the well-chosen materials : granit, leather armchair, oak floor, XVL furnishings.
This apartment on the 2nd floor (without elevator) consists of a living space of 85sq. m and can comfortably accommodate up to 4 people, with the possibility to add a baby bed for a kid from 0 to 3 years old. Close to all amenities, you stay will be facilitated by the perfect location to visit Annecy, enjoy the lake beaches in the summer or Aravis ski stations in the winter, as well as festivals all year long.
This charming flat contains :
-a modern and bright living room with comfortable sofa
-one bedroom with a double bed and a bathroom with two basins
-another bedroom with 2 single beds and a bathroom with shower and a basin
-a well-equipped open kitchen (kettle, coffee machine, toaster, oven, microwave, hot plates, washing machine, fridge)

-vacuum cleaner, household products, hairdryer, washing machine and dishwasher.
-baby amenities from 0 to 3 years old (high chair, baby bed, baby bathtub...)
Rare in Annecy, the accommodation includes a private and free parking lot at the foot of the residency, with the possibility to park a second car for free 50m away, in front of the mailboxes.

The neighborhood
Every one who is looking for quietness and green landscapes, although staying close to all amenities and the several Annecy centers of interest, will be seduced by the exceptional location of this flat.
Residential and bourgeois area on the heights of Annecy-le-Vieux, close to the highway exit Annecy-Nord (7 min by the Aravis highway). All commodities are less than 3 min away by car (between 1.5 and 2.5km) such as the bakery-dairy Neuveu, and the Allée des Tilleuls with a bio supermarket, a pizzeria, a caterer, a bank, a pharmacy, a newsagent-tobacconist.
The historic square of Annecy-le-Vieux with its roman bell tower from the 12th century, and its gastronomic restaurants are 2km away : l'Ateliers des 4 Gourmets, Le Clos des Sens (2 stars Michelin). The Annecy lake is 3km away (5 min by car or 25-30 min by walking through a pedestrian path). Albiny and Annecy beaches are 3km away, with ability to do nautical activities (sail, rowing, paddle boards, pedal boats, motor boats)... At the same distance, you will find the Imperial Palace and its casino. Annecy center (city hall) and the old town entry are 4.5km away. Menthon-St-Bernard Castle is lass than 10km away, Talloires and its beach at 12km away and the Col de la Forclaz at 20km away.
For the athletes, you'll find just nearby the residency an equestrian centre, bike rentals, cycling, jogging, trekking and trailing itineraries. Aravis ski stations such as La Clusaz or Grand Bornand are 26km away, so just 30 min by car !
Getting around
Our flat is just nearby the highway exit Annecy-Nord (7 min by the Aravis highway). Rare in Annecy, parking is free at the foot of the residency (one parking lot reserved for the accommodation, and the ability to park another car 50m away in front of the mailboxes). Public transports are lass than 200m away (bus stop Rampignon), a cycling road is also 100m away from the flat. Annecy train station is 5km away, Geneva airport is 45km away (35 min by car with the highway).
Annecy lake is 3km away (5 min by car or 25-30 min by foot with the pedestrian path). Old Town entry is 4.5km away. Menthon-St-Bernard Castle is less than 10km away, Talloires and its beach at 12km away, and Col de la Forclaz is 20km away. Ski stations La Clusaz and Grand-Bornand are 26km away : just 30 min by car !

La qualité des matériaux laisse à désirer (des portes de meubles mal axées, poignées qui se désolidarisent, etc), literie pas optimale, insonorisation non plus, trop peu de matériel de cuisine et de vaisselle (notamment très peu de verres et plusieurs ébréchés), fournitures de base inexistantes (pas une capsule de café, pot savon vaisselle vide, pas de pastille lave vaisselle, pots de sel et d’épice vides), supplement en cas d’arrivée en dehors du créneau proposé, 10€ de frais pour constituer la caution ce qui est peu justifiable et fort désagréable, odeur de cigarette dans l’appartement à notre arrivée persistante les premiers jours (mégots sur la terrasse), trop peu d’éclairage dans tout le logement mais surtout au salon .. plusieurs choses qu’il serait vraiment opportun d’améliorer car globalement, nous avons néanmoins apprécié l’endroit et notre séjour

Man muss unbedingt wissen, dass eine Ermächtigung für 800Eur per Kreditkarte als Kaution erteilt werden muss. Uns wurden davon 300 Eur eingezogen, nachdem wir schon wieder zu Hause waren. Hiervon erfuhren wir nur von dem Finanzdienstleister. Kontaktaufnahme vom Vermieter Fehlanzeige, zuvor auch kein persönlicher Kontakt beim Check Out. Auf Nachfrage wurden uns über den Finanzdienstleister Fotos von Gebrauchsspuren an einem Stuhl geschickt, den wir beschädigt haben sollen, was wir allerdings mit Sicherheit ausschließen können. Der Vermieter ignorierte unseren Widerspruch, wohl in dem Wissen dass rechtliche Schritte bei diesem Streitwert nicht lohnen. Wir fühlen uns als Betrugsopfer und können vor diesem Vermieter nur warnen!

Équipement cuisine très déçu : casseroles abîmées et sales, 3 petites cuillères, un grille pain qui fonctionne très mal et un blinder qui ne fonctionne pas.
Petit chemin à côté de l'appartement qui était censé nous amener en 10/ 15 minutes au lac nous n'avions jamais pu l'attendre même si bout de 30 minutes.
Sinon apparemment avec de belles prestations, volets roulants très silencieux, place de parking, au calme.

Le logement n’est pas du tout isolé entre les chambres. Le logement n’était pas très propre. On a retrouver des pop corns dans le panier à bouquin et sous les lits.
Les salles de bains mériteraient un bon coup d’anti calcaire tout comme la cuisine où il y’a l’évier.
La literie devrait être changer car les matelas ne sont pas confortable surtout dans la chambre où il y’a les deux lit ( ressort)
Petit électroménager comme le gril pain ne fonctionne pas, le panier du bas du lave vaisselle y manque des roulettes.
La terrasse est super belle, dommage qu’elle ne soit pas nettoyer, crotte d’oiseau (nid dans la poutre) sur le sol et sur la table qui est aussi pas du tout entretenue.
La porte d’entrée de l’appartement ne ce ferme pas à clé par l’extérieur car un des gonts est complètement cassé.

Rooms were adequate for three adults and one small child. Ceiling in the living area was low on one side. Eating area is at the central cooking island which lends itself to family conversation.
Quiet location at end of cul de sac.
Short drive to lake and Annecy town centre.

El departamento es muy lindo y está muy bien
La terraza no es como la foto. Está más deteriorada y no tiene almohadones para sentarse. Eso hizo que no nos sentáramos nunca .
Algo extraño es el baño Hay dos medió baños y un inodoro para todo el departamento lejos de los dormitorios Incomodo realmente

Emplacement hyper calme et environnement nature très appréciable, le tout proche du lac et de la ville (même si voiture indispensable).
Voisinage très respectueux.
Quelques détails étaient néanmoins décevants : accueil (par conciergerie) très très expéditif, aucune explication, vaisselle notoirement insuffisante (pas d'assiettes à dessert par ex), nombreuses ampoules manquantes, ménage un peu rapide, pas de coussins sur le salon de jardin.
Ces détails n'ont pas entamés la qualité du séjour mais n’étaient pas en adéquation avec le prix demandé : c'est dommage (d'autant que certaines des constatations ci-dessus évoquées ont déjà été soulevées par d'autres locataires)

But few basic problems:
Communication - We needed to wait half an hour for the key to arrive to us.
The door is really hard to open, each time we needed to "fight" with it.
Very thick carpets, so if you are allergic it will be a problem because the hoover doesn't really vacuum anything from it.
Lots of stuff missing like hand towel, paper towels etc.
Except those problems, the kitchen is big and nice, electricty appliances really good. The showers are big and comfortable.

Zum Laufen in die Innenstadt von Annecy zu weit, man benötigt Fahrrad oder Auto. Wenig Platz im Fahrradkeller und ohne Steckdose. Zu dunkles Licht im Masterbad, keine Sitzauflagen für Balkonmöbel vorhanden.

Nous avons apprécié le cadre la vue sur les montagnes la petite terrasse
Le logement est bien placer très propre et bien équipée
Il manquais juste un peux de vaisselle pour la cuisine et la literie des enfants un peux ancienne et pas très confortable.
Nous recommandons vivement se logement nous étions dans un havre de paix 😍

Rien. Une simple suggestion :un petit carnet d'adresses sélectionnées pour profiter des loisirs (location de vélos par ex pour circuler autour du lac) ou bénéficier des recommandations d'un greeter serait appréciable ( le net reste parfois sommaire ou impersonnel )

Bel appartement au dernier étage d'un petit immeuble de 2 étages, grand, luxueux, 2 salles de douche
Très belle suite parentale
Quartier calme et résidentiel dans une région magnifique
Vaisselle insuffisante pour déjeuner + diner, on a du faire tourner le lave-vaisselle après chaque repas
Pas de produits de toilette contrairement à ce qui était indiqué sur l'annonce
Surtout problème de communication par les combles entre la chambre parentale et le salon, donc lumière et bruit communs entre salon et chambre
