I had high expectations when booking with Welkeys, as they position themselves as a premium-level service provider. However, my experience was anything but premium—their lack of professionalism and client care was surprising.
From day one, we noticed a leak from the washing machine—not catastrophic, but certainly not normal. We immediately informed Welkeys. The next day, it happened again. Only on day three, after multiple reports, did they send a plumber. His arrival was completely uncoordinated, I received a call saying he was already parking outside, making me to cancel my plans for a day trip to Nice. Nobody from Welkeys came to oversee the intervention.
The plumber did his best, working for three hours with a pump and a cable to clear the pipes, but he concluded that the issue was a deep blockage in the canalisation, likely a long-standing problem. His intervention actually made things worse - after his attempt, the kitchen sink became fully blocked, making it impossible to use not just the dishwasher but even to wash dishes manually.
I documented everything with photos and messages to Welkeys, expressing my frustration and disappointment. Their response? Silence. The manager ignored our calls, and when I finally received a message, it simply said: "Bien évidemment." Nobody ever came to check the situation or called me back.
We escalated the issue to Welkeys’ head office in Paris, only to receive a very unexpected response: “Our local team confirmed the problem was solved.” It wasn’t. For the rest of our stay, we had no functional kitchen.
Things like this happen, but what matters is how a company handles them. Welkeys failed completely. A premium service is not just about nice apartments—it’s about responsiveness, problem-solving, and client care.
Certainly, I requested a compensation.

Unfortunately, an unexpected plumbing problem, with a broken pipe and blocked sink, rendered the apartment unusable and we were unable to find an emergency alternative accommodation solution. We had to cancel the booking for reasons of safety and comfort, but we regret not having been able to offer you an alternative in time.
We understand that this has caused significant inconvenience, and we are sorry for the stress this has caused. Although a refund has been made and compensation provided by Airbnb, we are aware that this was not enough to compensate for the experience.
We take your feedback very seriously and will do our utmost to improve the handling of such unforeseen situations in the future.

Cependant, nous avons souvent remarqué de mauvaises odeurs dans la maison (peut-être un problème lié à la climatisation ?). Par ailleurs, nous ne nous attendions pas à autant d'escaliers : le premier étage est équivalent à deux étages, ce qui fait en tout presque cinq niveaux. Même en étant en bonne condition physique, c'était assez sportif !
En ce qui concerne l’hygiène, il y a des points à améliorer : certains coins étaient poussiéreux, des chaises étaient tachées, et les matelas n’étaient pas protégés par des alèses, ce qui n’est pas très hygiénique.

Communication from Welkeys representatives was poor. The guy who responded (late) to our request to fix the hot water supply was abrupt, uncooperative, unhelpful and should not be dealing with the public.
A few pages with instructions on rubbish disposal & recycling, how to use appliances, etc would be helpful.
Kitchen cleaning supplies woeful e.g. just one miniature tea towel, no dishwasher tablets, just two plastic rubbish bags for a week's stay, etc.
Four flights of stairs up a tight staircase are demanding, especially carrying suitcases on arrival. Not suited to the elderly, unfit, or infirm. A pre-booking warning would be appropriate.

L'aménagement de l'appartement répondait à toutes nos attentes. Nous avons été très bien accueillis par Clara et nous nous sommes sentis très à l'aise. La grande cuisine spacieuse, le salon, les chambres, tout est tip-top. Nous avons très bien dormi, nous avons apprécié notre court séjour.

Ideal pour visiter Marseille ou partir en bus faire des rando dans les calanques.
Toutes les transports en communs sont en bas de l immeuble,
Son 2eme point fort c’est le parking en souterrain inclu dans la location.
Dommage que ca ne soit pas mieux décrit dans l annonce.

Was mir zuvor jedoch noch nie passiert ist, ist das von uns im Nachhinein Geld verlangt wurde weil der Mistkübel nicht ausgelehrt war, 2 Glasflaschen in der Küche gestanden sind und wir einen Sack mit Gewand stehen lassen haben. Wir wollten die Glasdlaschen nicht in den Restmüll werfen, mein mein hat einen guten aber zu kleinen hugo boss pulli entsorgt und 2 t-shirts. Wir dachten dass dss besrimmt noch jemand brauchen wird. Und im Kühlschrank waren noch frische Artischocken. Diese Kleinigkeiten wurden als Verunreinigung bewertet, Fotografiert und uns geschickt. Dafür hat man dann 38 € extra verlangt. Habe ich sehr frech empfunden - der Betrag wurde von Airbnb aus kulanz nachgelassen weil es bei uns noch keine Beanstandungen gab. Bitte bei der Abreise achtgeben.

We had some issues that came up. We were a group of 4 adults and the flat contained 2 rolls of toilet tissue. When I contacted the concierge to ask that more be dropped off, he told me that the listing only promised 2 rolls of toilet tissue. I double checked the listing—it absolutely does not say that. This is why Vrbo properties are frustrating, it's simply not a hotel-like experience. I shouldn't have to purchase my own toilet tissue. The idea that I'm going to have the host nickel and dime me over something like toilet tissue is immensely frustrating.
There is a clothes washer that worked well. However, the "dryer" is the same unit—it did not work at all. After attempting to dry my clothes for 3+ hours, I took them out and hung them to dry. The washer works well, but do not count on being able to dry your clothes.
Lastly, in spite of paying a daily cleaning fee, you are expected to leave the property spotless and take out your own trash. I was told by the concierge that I should just find a spot or a bin on the street to leave the trash. Not the way I wanted to end my stay.

The location is excellent.
There is no lift and although it’s on the 4th floor, there are 2 more floors to take at the beginning. So it’s 6 floors.
Welkeys, the management of the property has excellent communication and well organized.
They gave me 2 names to contact, LUANA who NEVER answered my messages !!!!! ( such a shame) and Herve who answered me and told me someone will be waiting for me. When I asked for their details’ he simply answered I am off and not working, such a shame again. I believe Welkeys has a good management process, but such a LOUSY staff.

Checkout time at 10.00 am is customer-unfriendly, but that's company policy. The apartment could do with a water kettle / water cooker (in fact In would consider that a basic)
When we booked on Booking the conditions included an airport shuttle but the host claimed to know nothing of that

En revanche, l’hôte peu enclin à trouver de solutions pour notre arrivée et il nous a finalement appelé à 11h15 le jour de notre arrivée, finalement l’appartement était disponible plus tôt.
Une seule clé donnée pour l’appartement alors que c’est un appartement pour 4 personnes. C’est scandaleux, obligé de se raccompagner le soir et de repartir.
Pas d’internet pendant 3 jours, l’hôte a été prévenu mais nous a juste proposer de débrancher et rebrancher.
Conclusion appart tres bien… service pas à la hauteur pour le prix

Being on the 4th floor was quite hard work-but probably good for our fitness levels.

Bei den Schlafzimmern (ein Großes und ein Kleines) sollte man sich klar machen, dass sie lediglich Fenster in einen Lichtschacht, ohne Aussicht auf den Himmel haben. Im Sommer ist dies vermutlich von Vorteil, doch im Winter ist es recht dunkel. Ein weiterer Vorteil an der Lage der Schlafzimmer ist, dass man - anders als in der Wohnküche - deutlich weniger Straßengeräusche hört

L’appartement est très bien situé dans le vieux port mais 4eme étage sans ascenseur et EXTRÊMEMENT bruyant : bars et pubs ouverts jusqu’au bout de la nuit - passez votre chemin si vous recherchez du calme.
Manque de pression pour prendre une douche ou dans la cuisine.

Je recommande vivement de part son emplacement, la qualité de la prestation et l’avantage d’avoir le parking, ce qui est un plus non négligeable.

We are NOT complainers one bit as we have our own vacation rental property - however foreigners not French need to be aware of the negatives. Gorgeous view & comfortable apartment are the pluses. If you aren't tech savvy - the entire house has SMART everything....we had to look online to figure everything out. A welcome book solves all of this - could have made our life much easier. The Welkeys reps are spotty at best. Most of their replies are apologies rather than solutions. Reading other reviews - they were exact same as ours...so most of the time, automated messages were texted to us. A few were not. The 1st day we had a real person texting us.....but was of no help when we were left stranded in a pitch black stairway with heavy luggage & panic struck on how to get up to 4th flr. in dark. They asked us to send "pics"? Pics of what? A dark black hallway? Each day you get a different rep - which must not communicate w/ prior reps.....it took sometimes a full day for a reply back. NO essentials whatsoever in kitchen. Not one towel, rag anything to use. 2 bath towels for 12 days & 1 hand towel. Washer & all appliances throughout apartment in french (no instructions & no dryer). Shower slippy & tricky to figure out.
Lots of other little things....but on the positive the apartment is beautifully decorated, clean, views to die for (a 10+) but for these reasons - we'd choose another place if we revisit Marseille. This is our first less than 4 star review in over 10 years. - we rent about 5 times a year in other spots. Details & communication matters especially to those visiting for the very first time from out of the country. A welcome book (not online info) with tips of what to see, things to do - goes a long way especially for foreigners that are not from France.

Our team did warn you that the parking was not available and offered to refund any cost linked to parking. Unfortunately, the building maintenance as well as the parking surveillance are not our responsibility but we will notify the relevant persons.
We are managing various accommodations around the city. Sometimes, our schedule is not flexible to add one more late check-in. We do provide detailed information to reach the apartment.

Der Fussboden war sehr dreckig. Die Toilette und teilweise die Abflüsse riechen je nach Tageszeit sehr stark. Das ist aber wohl ein Problem der Rohre des Altbaus. wir haben es teilweise als sehr störend empfunden. Es gibt keine Infos zum Parkplatz, der in einem Parkhaus um die Ecke (nicht das gegenüber) für die Wohnunh reserviert wurde. Auch der Kontakt vor Ort konnte uns erst nach 2 Tagen Auskunft geben. so haben wir zwei Tage umsonst das Parkhaus bezahlt.

Vor der Anreise benötigt mn eine Art Check in auf der Welkeys Seite. Wenn man nun 1 Stunde früher als angegeben anreist, wird man am Telefon harsch darauf hingewiesen, dass man aber noch zu früh dran sei. Anschließend übernimmt der Zuständige vor Ort das Geschehen. Er gibt Infos zum Schlüssel, WiFi und Parkplatz. Diese Infos sollten jedoch schon früher zzr Verfügung stehen, damit man eventuell direkt mit dem Pkw das Parkhaus ansteuern kann und besser vorbereitet ist.
in der Wohnung angekommen ist man begeistert von Aussicht, Aufteilung und Einrichtung. Eine wunderschöne Wohnung mit Charme.
Leider war die Spülmaschine noch voll und teilweise dreckig, so wie Geschirr was im Regal stand. Für den hohen Preis der Reinigung kann man hier besseres erwarten.
Auch gab es Probleme mit der Heizung, sodass man 2 Tage lang nur 17,5°C in der Wohnung hatte. Bei der Reinigung der Wohnung gehört es auch dazu die Einstellung an den Bediendisplays der Heizung zu überprüfen und ggf. anzupassen, dalit der Gast sich nicht selbst auf Erkundung begeben muss.
Ebenso gibt es keine Karte zur Ausfahrt aus der Öffentlichen Garage. Man muss hier bei der Ausfahrt mit dem Infotelefon des Betreibers sprechen und eine freie Fahrt bewirken, etwas kompliziert aber machbar!

La pièce de vie est très agréable car elle est très lumineuse, sans vis-à-vis et possède une décoration soignée.
En revanche, nous avons rencontré des difficultés pour joindre la personne nommée par le gérant immobilier qui devait nous indiquait la procédure de remise de clés et nous avons bien cru ne jamais pouvoir récupérer les clés!

Point positif:
-Emplacement
-propreté
-Décoration
-Spacieux
-Bien équipé
-Bien géré (Welkeys disponible facilement et efficace)
Point négatif:
-eau de douche et robinet pas assez puissante (j'ai fait ce retour ca devrait être amélioré)
-Les étages sont quand même un peu haut et a pied ca fait quand mm un peu de sport (point qui peut être positif pour ceux qui veulent faire du sport :D mais on le sais quand on réserve l'appartement.)

I had to give one star for the communications as it was a) very confusing, and b) slow and sometimes lacking. We had been told/offered to bring our luggage to the Welkeys office in the morning when we checked out but when we showed up they were apparently away at a meeting, we couldn't reach anyone and we had to take a taxi to the train station and use the suitcase storage there.
The communications was overall very hectic and we were receiving messages non-stop from three automated sources often with same or similar information: from AirBnB, from the Welkeys website, and automated phone texting with information, along with then being in Whatsapp messaging touch with José.

L’espace y est et c’est agréable en plein centre de Marseille. Je recommande sans hésiter, rare sont les opportunités comme celles-ci. 🙏🏼
