Apartamento Poente – Your Retreat in Funchal

Apartamento Poente is a cozy and functional T2 apartment located in one of Funchal’s most sought-after areas, perfect for couples, small families, or friends seeking a practical and comfortable stay. With a maximum capacity of 4 guests, it is ideal for those who value convenience and proximity.

The apartment features two bedrooms, one with a double bed and the other with two single beds, both decorated in a simple and elegant style. A shared bathroom with a shower serves the two bedrooms. The fully equipped kitchen allows for comfortable meal preparation, whether for short or extended stays.

The living room is bright and comfortable, with direct access to a balcony where guests can relax and enjoy Madeira’s mild climate. The building includes an elevator and private garage parking, ensuring security and convenience throughout the stay.

Situated on Rua da Casa Branca, Apartamento Poente is just a short walk from restaurants, cafés, shops, and the waterfront promenade. Its strategic location makes exploring Funchal easy, offering a perfect balance between tranquility and proximity to the city’s main attractions.

PROPERTY RULES

To ensure a pleasant stay for everyone, we ask that you observe a few simple rules.

• Smoking is not permitted inside the property. A fine of €300 will be charged for non-compliance.
• Parties or events are not permitted.
• Pets are not permitted.
• The flat is intended for monthly rentals, with a maximum duration of one year.
• The property is fully furnished and equipped. You must not alter the décor, move furniture permanently, carry out building work, drill into walls or fix objects in place without prior authorisation.
• The maximum number of occupants is as stated in the booking. Subletting, transferring or sharing the property with third parties is not permitted.
• The property must be kept clean and in good condition. The guest is liable for any damage caused during their stay.
• An initial supply of consumables (toilet paper, detergent, etc.) is provided. Guests are responsible for replenishing these during their stay.
• Cleaning during the stay is not included but may be requested at an additional cost.
• Guests must respect the condominium regulations, communal areas and neighbours, avoiding excessive noise, particularly at night.
• Monthly receipts will be issued in accordance with the applicable tenancy agreement.

Smart sensor

The property may be equipped with a smart sensor (Minut) that monitors noise, smoke and temperature levels, solely for safety reasons. This system does not record conversations or collect personal data. Should abnormal levels be detected, a member of our team may contact you. You are not permitted to disable, cover or tamper this or any other equipment installed on the property.

Contract, security deposit and inspections

• The tenancy requires the signing of a contract and the payment of a service fee.
• A security deposit equivalent to one month’s rent is required; this is refundable following the final inspection, subject to there being no damage or breaches of the tenancy agreement.
• Periodic inspections will be carried out, subject to prior notice, to check the condition of the property.

Check-in and Check-out

• All guests must present a valid identity document, in accordance with Portuguese law, for the purposes of mandatory legal requirement.
• The tenancy agreement must be signed and check-in must be booked in advance.
• At check-in and check-out, a joint inspection of the inventory and the general condition of the property will be carried out, with photographs taken to record the condition of the accommodation.

Cancellation

• Cancellation of the booking must be notified at least 30 days in advance, unless specific conditions have been agreed in the contract.
